Why the ability to close the deal matters most in major projects
The value of a property is determined not only by a prestigious address or square footage, but above all by who is buying it and why. In an interview for Adresa magazine, Maria Kopřivová explains why an unrealistically high price is often a trap, how to build a truly functional portfolio, and what makes doing business so compelling where Costa Rica is not Dubai.
„It is far more important to understand who finds the highest value in a specific property and why.“

Sales strategy
An overly optimistic price can be the weak point of an entire transaction. For investment properties, simply comparing the price per square meter is not enough. An apartment building, a larger plot of land, or a development project each has its own economics, and buyers evaluate lease structures, technical condition, and development potential.
„It is essential to distinguish between two things: striving to achieve the best possible price for the owner, and setting a price merely to secure the listing.“
Off-market process
A private sale begins with understanding the asset and precisely selecting investors for whom it makes economic and strategic sense. Information is released gradually: from an anonymized presentation through counterparty vetting and NDAs to disclosing documentation. Offers are evaluated based on terms and likelihood of closing, not just price.
„Off-market is not a synonym for a secret sale, and certainly not for blasting a listing to as many contacts as possible.“
Transaction certainty
In transactions valued in the hundreds of millions or billions of crowns, an expression of interest is never enough. What matters is the counterparty's financial strength, financing structure, decision-making process, and track record with comparable deals. The larger the transaction, the less room for improvisation, and the more vital it is to have viable alternatives ready.
„In multi-billion transactions, I view my role far more as deal management than traditional brokerage.“
Costa Rica is not Dubai
In an area the size of Slovakia lies six percent of the world's biodiversity, and a quarter of the country consists of protected areas. Building regulations preserve the rarity of the location. Even so, before investing, it is necessary to verify the legal status, water availability, infrastructure, and permitted land use.
„A good investment does not start with an ocean view, but with a legally sound property, functional infrastructure, real demand, and a clear path to a future exit.“

You have 50 million. Do you buy four apartments, or an entire apartment building?
Prague apartment buildings attract affluent Czechs and entrepreneurs · August 2026
Newstream.cz interviewed Maria as a specialist in Prague apartment buildings and investment properties. In the article, she describes why a new group of strong private investors is entering the market, which locations attract the highest interest, and what determines the true value of a historic building.
„The most expensive mistake is usually what the investor failed to verify before buying.“
Investors with private capital are not bound by strict fund regulations and can make a decision on an attractive offer within days.
High-demand locations
Vinohrady combines a prestigious address with comfortable living. Interest in Karlín and Holešovice is growing, and increasingly in Žižkov as well.
Pre-purchase due diligence
Behind a beautiful facade, structural issues, moisture, roofing, plumbing and wiring, lease agreements, or heritage protection may be hidden.
Hidden potential
An attic conversion, reconfigured layouts, or a sensitive renovation can significantly elevate the value of a neglected property.
„More and more investors want to leave a lasting legacy. They genuinely care about creating homes where people thrive.“

„There are still many beautiful buildings in Prague awaiting restoration. That is precisely where I see tremendous potential.“
